Traditional Two Story

In the world of home renovations, there’s nothing quite like the transformation of a traditional two-story home. The challenge lies in creating a space that is both timeless and modern, while still maintaining the charm and character of the original design. This was precisely the task at hand for the team at Bailey Design + Build.

 

The scope of the project included several rooms, namely the kitchen, laundry, mudroom, pantry, sunroom, family room, dining area, and a powder room. The main objective was to enhance the flow and connection between the different spaces, creating a seamless transition throughout the home.

 

One of the key areas of focus was the sunroom, which lacked proper temperature control and functionality. To address this, the team embarked on a comprehensive update, including the installation of new windows, doors, and siding. Insulation was addressed, and a mini-split HVAC system was added to ensure comfort year-round. The result? The sunroom now seamlessly blends with the rest of the house, becoming a cherished part of the home.

 

Another challenge was to create better storage and pantry space. Bailey Design + Build achieved this by removing the compartmentalized pantry closets and transforming the formal dining room into a multifunctional area serving as a mudroom, laundry space, and walk-in pantry. This clever reconfiguration not only maximized storage but also improved the overall functionality of the home.

 

To enhance the layout for entertaining, the team decided to open up the kitchen and create a large island. This not only improved the flow of the space but also provided additional seating and room for a buffet. The kitchen now serves as the heart of the home, where family and friends can gather and enjoy each other’s company.

 

Throughout the project, various challenges were encountered. One unexpected hurdle was the need to move some plumbing, which required careful planning and execution. Additionally, the sunroom joists revealed extensive rot, necessitating reframing to ensure the structural integrity of the space. These challenges were overcome with minimal additional cost and no schedule delay. Resulting in a seamless process and an incredible experience.

 

In terms of industry trends and unique touches, several special features were incorporated. Standout elements in the panty are the gorgeous apothecary-style shelving and green floral wallpaper that add upscale elegance and charm. An arched stained door was installed, creating a cohesive design element that is echoed in the bar area and entry to the mudroom. The use of quartzite for the island countertop and a full-height quartz backsplash with a wall ledge adds a touch of sophistication. Brass lighting fixtures were carefully chosen to complement the vintage vibe throughout the space. In the family room, a simple yet sophisticated wall hood takes center stage, flanked by sconce lights instead of traditional cabinets. Finally, the relocation of the powder room not only improved functionality but also enhanced the connection to the pool area.

 

Overall, this first-floor renovation project showcases the perfect blend of classic style, upscale accents, and playful touches. The result is a home that seamlessly combines functionality, comfort, and timeless design.
